Start with the comparison, not the sales centre

Most people arrive at this market with one community name and no way to place it against the eleven others. That is how you end up spending four weekends driving Lyons Road and still not knowing which one you want.

I have put the whole picture in one place: what each community was built, how many homes it has, what the clubhouse actually offers, whether you can still buy new, and who each one genuinely suits. Read that first. Then we can have a twenty-minute conversation that narrows it to two.

Every Valencia, compared

Start here

All twelve GL Homes communities side by side. Del Mar vs Grand, Grand vs Sound, and the real arithmetic of new construction against resale.

55+ in Boynton Beach

The largest market

Nine Valencia communities plus everything that is not a Valencia, sorted by budget, with what your money actually buys in each band.

What it costs to own

The rules, plainly

Age, pets, rentals

The 80/20 rule, younger spouses, adult children, pet limits and rental restrictions. What federal law requires and where communities differ.

Valencia Del Mar

Boynton Beach

The newest community in the Valencia series, and the first to offer two-story plans. New construction from GL Homes on Lyons Road, south of Valencia Grand.

Valencia Grand

Boynton Beach

The largest clubhouse in the Valencia series at 44,000 square feet, and the community that introduced indoor pickleball, a yoga garden and a sports simulator.

Valencia Sound

Boynton Beach

The smallest and the most social of the recent Valencias. Sold out by GL Homes, available only on resale, and it moves quickly.

Valencia Reserve

Boynton Beach

1,043 homes off Lyons Road, built 2009 to 2014, with a $9.3 million clubhouse rebuild approved by referendum. Read the assessment before you offer.

Valencia Cove

Boynton Beach

823 homes built between 2013 and 2018. Well established, well maintained, and the most 2010s house you can buy without paying new-construction pricing.

Valencia Shores

Lake Worth

1,143 homes in Lake Worth, one of the largest 55+ communities in Palm Beach County, and consistently among the best maintained.

Harvey Dubov, 55+ and active adult real estate specialist, Palm Beach County, Florida

Forty-seven years in this market

I was first licensed as a Florida Realtor in 1979 and I have been working Palm Beach and Broward counties ever since. I lived in Boca Raton from 1982 and my family now lives in Seven Bridges in Delray Beach, which puts me a few minutes from most of the communities on this site.

My work spans country club properties, oceanfront and intracoastal estates, guard-gated communities and active adult. Between 2016 and 2020 I was ranked the number one producer in Florida among my agency peers, fourteenth in the United States, and inducted into their Hall of Fame.

What I care about here is simpler than any of that. This is usually the last house somebody buys. Getting it right matters more than getting it done quickly, and I will tell you when a community is wrong for you even when it costs me the transaction.

Where should we start?

Tell me your budget, your timeline and roughly what your ideal week looks like. I will come back with the two or three communities that actually fit, current listings in each, and the association numbers you should be comparing.

No pressure and no obligation. (561) 542-7355
